COSTS TO BE BORNE BY PURCHASER
1) Infrastructure Tax (One Time Payment): @ Rs. 250/-m2 of Built up Area.
2) Goods and Service Tax(GST): Along with every installment, an additional amount equivalent to 5% of the installment value shall be paid by the purchaser to the builder as GST. This tax is paid to the Government on the customer’s behalf. (One Time Payment).
3) One-time Stamp paper & Registration charges: @ 8% of Sale Deed Value.
4) Electrical Infrastructure/Water deposit/ Charges: Rs. 1,00,000/- (Rupees One Lakh Only) The above includes Electrical transformer, high tension and low-tension overhead lines, poles, electrical and water meters etc. and all other costs associated to get power and water supply to the complex. (One Time Payment).
5) Legal fees: Rs.30,000/- (Rupees Thirty thousand only) These fees are charged to cover all legal cost like drafting of Agreement, POA, final sale deed, etc. (One Time Payment).
6) Annual House tax to the Municipality: At present the house tax charged is Rs. 8/ per. Sq.mt. The rate in force at the time of paying the house tax will be applicable. (Annual payment).
7) Maintenance charge: The Purchaser shall have to pay a sum of Rs. 1,500/- per sq. meter of the Villa, towards external maintenance charges to the Maintenance Society / Association. It shall cover all common maintenance services including those mentioned below:
- Security
- Operation and Maintenance of generator
- Payment of all common direct expenses like electricity & water charges
- Overall common maintenance of the complex including swimming pool, gardens, plumbing, electrical, etc.
- Garbage disposal.
